With our Affiliated partners, we leverage millions of dollars in public and private funding to provide rental assistance and services that have kept thousands of adults and children stably housed.

We facilitate providing financial and technical assistance, as well as in-person support to ensure a smooth and mutually beneficial housing process. In return for providing valuable units for our participants, we offer landlords a range of services and incentives.

  1. Free assistance finding and screening tenants who seek long-term, stable housing.
  2. On-time payments paid directly to landlords.
  3. Assigned and on-call Affiliated partners Services staff to respond to landlords’ concerns.
  4. Higher security deposits that meet landlords’ needs.
  5. Free inspections to keep units up-to-date with Housing Quality Standards.
  6. Financial coverage for vacancy loss between tenants. (Subject to county-specific funding)
  7. Bonuses for signing on and continuing participation. (Subject to county-specific funding)
  8. An opportunity to use their properties and investment to make financial returns and a positive, lasting impact on the lives of our vulnerable neighbors.

UMS Affordable Housing project entered into a strategic alliance with Housing for Independent People, which manages affordable housing for special needs populations. We saw our partnership as an opportunity to further our mission and provide affordable housing in Santa Clara County. Together with our development affiliate, share a common mission to end homelessness. From this alliance, Property Management now manages more than 32 properties and provides stable housing and access to supportive services to more than 600 individuals and families throughout Santa Clara, Alameda, San Mateo, and Santa Cruz counties.

Supportive Housing Development (2024-04-25)

UMS Affordable Housing Services has increasingly sought to develop its own permanent supportive housing sites, where we combine housing partnership and social services to help formerly homeless people gain a new home and keep it. This, of course, is part of our Housing First approach to ending homelessness, which finds that once one has a home, the services that follow are more effective.

UMS Real Estate projects for affordable housing has also partnered for rehabilitated a growing number of existing structures, converting them to supportive housing to better meet the needs of formerly homeless households, veterans, families, chronically homeless individuals, and other vulnerable groups.

Our affordable housing projects, developments and renovation projects provide quality affordable housing that supports resident well-being — and that of the community at large. Those efforts are also helping to address the state’s crisis-level housing shortage.

Services

Abode’s social services department coordinates health and supportive services for participants in shelter and supportive housing programs, offering comprehensive on-site assistance. Abode has also cultivated strong relationships with more than 40 local service providers to connect participants to additional services. The on-site services that we provide at housing sites include job training, parenting classes, financial literacy, computer training, case management, health education and activities, and many others.

Programs

UMS Affordable Housing Services with affiliated partners operates nearly 60 primary programs across five counties and has experienced dramatic growth in response to the increasing need for affordable housing and services for homeless people. As a Housing First agency, our programs — from street-level outreach to permanent supportive housing — are designed to connect participants to housing as quickly as possible.

Here are just a few of the programs we administer in pursuit of our mission to end homelessness:

PERMANENT SUPPORTIVE HOUSING

UMS affordable housing Services currently provides a full array of wrap-around resident services to 16 permanent supportive housing communities in the Bay Area.

The supportive services provided by our affiliate partners for permanent supportive households enable the residents to achieve their goals and support them to remain stably housed.

In the fiscal year 2018, 95 percent of participants in our partner’s permanent supportive housing programs remained stably housed during the year.

RAPID RE-HOUSING

Rapid re-housing provides short-term rental assistance and services with the goal of helping people obtain housing quickly, increase self-sufficiency, and stay housed. Resources and services provided are typically tailored to the needs of the person. Rapid re-housing has proven to be effective in keeping formerly homeless people in newfound permanent housing. Once in a home, they are in a better position to address the issues that may have led to their homelessness, such as gaining employment or facing substance abuse challenges. In the fiscal year 2018, 97 percent of households housed through rapid rehousing programs exited to permanent housing.

PROJECT INDEPENDENCE

This homelessness-prevention program is for young adults exiting the foster care system.
